How It Runs
How a commercial project differs from a home
The design skills carry across, but the way a commercial project is run does not resemble a residential one. Five differences shape almost every decision.
It starts from the business, not the floor plan
A home is planned around a family; a commercial space is planned around headcount, customer flow and how the space earns its keep. That changes the first conversation entirely — before anything is drawn, we establish how many people the space has to hold, how customers or staff move through it, and what the space has to do for the business.
The date is usually fixed before the design is
Commercial projects run against an opening date, a lease start or a handover a business has already committed to. The schedule is built backwards from that date, and the drawings and material selections are sequenced so that long-lead items are ordered early rather than discovered late.
The business often cannot stop trading
Where a store or an office has to keep operating, the work is phased so sections are handed back progressively instead of the whole space shutting down. The phasing plan is agreed before work starts, because it changes both the sequence of trades and the overall duration.
Compliance and the building's own rules apply
Commercial fit-outs answer to landlord conditions, building management requirements and statutory approvals that a home does not have — fire and electrical provisions, permitted working hours, service routes and what can be altered. These are established at survey stage so nothing has to be undone later.
Handover is phased, not a single day
Sections are completed, cleaned and handed back in an agreed order so the business can begin using the space in stages. Snagging runs alongside that rather than after everything is finished.
